Change is a part of life, and especially a part of the real estate market. For over two years the market has been HOT—overheated and leaving buyers gasping for breath. Buyers spent hours pouring over the listings online, trying to see what came on the market and hopefully beating out other buyers by making an offer a seller would accept. Did you write offers above the asking price? Did you agree to pay above the appraised value? Did you write multiple offers over a period of months, never to get one accepted? It was a discouraging time for buyers, and sellers were reveling in it. And then it happened….BOOM! Big change. Painful change. The rates went up fast, the market got soft and here we are today. There are many first-time buyers that are priced out of the market. A young family looking to buy last year using their VA benefit couldn’t get an offer accepted, and today that same price point has a mortgage nearly $1000 more per month.
